Please review our property guidelines to ensure a safe, comfortable, and enjoyable stay for all guests.
Rental Rules & Guest Responsibilities
01 Quiet hours & respectful conduct
Quiet hours are 10:00 PM to 8:00 AM. Respect neighbors and surrounding areas at all times. No excessive noise, loud music, harassment, disruptive or obnoxious behavior, or conduct that interferes with others' peaceful enjoyment.
02 Arrival & Departure
For vacation reservations, check-in is after 4:00 PM and checkout is before 10:00 AM, unless ZJ Rentals approves otherwise in writing. Residential tenants must follow the possession and move-out terms in their signed lease.
03 Approved Occupants & Gatherings
Only approved occupants may stay overnight; do not exceed the property's approved occupancy. No parties, events, or large gatherings unless expressly authorized by ZJ Rentals in writing. The booking guest or tenant must communicate these rules to all occupants and visitors.
04 Property Boundaries & Parking
Parking is limited to marked spaces only. Each property has parking for its use. Do not park on easements or other properties while visiting. If additional parking is needed contact ZJ Rentals. There is no parking on roads that are less than 14 feet wide.
05 No Smoking, Vaping or Littering
Smoking and vaping are prohibited throughout the rental property, indoors and outdoors. Do not litter or discard cigarette waste, trash, or other debris on the property, in surrounding areas, or in the water. Use designated trash and recycling containers.
06 Cleanliness & care
Keep the property clean and sanitary. Follow provided trash, recycling, and checkout instructions. Avoid damage to furnishings, landscaping, and amenities. Leave the property in the condition received, allowing for ordinary wear and agreed cleaning services. Do not move furnishings off the property.
07 Pets & animals
Pets are allowed only at properties that permit them and with ZJ Rentals' approval under the reservation or lease. Keep dogs leashed outdoors, under control, and out of unauthorized areas. Pick up pet waste promptly and prevent excessive barking or damage. Assistance animals are handled in accordance with applicable law.
Safety, Waterfront & Compliance
08 Safe use of property & equipment
Use furnishings, structures, and equipment only for their intended purpose. Do not climb or stand on railings, fences, roofs, counters, decorative items, or anything not intended for climbing or standing. No dangerous play or misuse of equipment. Do not tamper with alarms, safety devices, or restricted areas.
09 Report damage & safety concerns immediately
Immediately report any damage, breakage, injury, leak, malfunction, or actual or suspected safety issue to ZJ Rentals at 406-531-4951. Stop using the affected area or item and keep others away until it is addressed. Do not attempt unauthorized repairs. For emergencies, call 911 first, then notify ZJ Rentals.
10 Waterfront access & personal responsibility
At waterfront properties or properties with water access, swimming, wading, boating, dock use, and use of water equipment are voluntary and undertaken at the participant's own risk. Water depth, temperature, weather, currents, and footing can change rapidly. Each adult is responsible for their own water safety and assumes the inherent risks of participation, including injury, drowning, and loss of belongings, to the extent permitted by law.
11 Children, docks & water equipment
Parents, guardians, and supervising adults must closely supervise minors near water and on docks. Use properly fitted life jackets and follow applicable boating requirements and posted safety instructions. Do not dive into unknown or shallow water or enter the water while impaired. Use only authorized docks, access areas, and equipment. Access does not guarantee safe conditions. These rules do not waive liability for negligence or misconduct where such liability cannot lawfully be waived.
12 Laws, HOA rules & property instructions
Follow applicable laws, HOA/community rules provided for the property, posted restrictions, and amenity instructions. Do not engage in illegal activity. Property-specific restrictions and approved uses must be observed. These rules supplement the reservation or signed lease and do not replace required disclosures or waive legal rights.
13 Violations, charges & enforcement
Violations may result in warnings, lawful charges for damage or additional cleaning, or termination of the stay or tenancy, subject to applicable law, the reservation or lease, and booking-platform requirements. Security deposits are not automatically forfeited. Deductions, notices, refunds, and any removal or eviction will be handled as required by law and the applicable agreement.
Fire Safety & Property Care
14 Fire safety
No fireworks or unauthorized fires. Use grills and fire pits only in designated areas and only when permitted by current local fire restrictions. Follow posted instructions, keep flames away from structures and combustible materials, and never leave a grill or fire unattended. Fully extinguish fires after use.
15 BBQs & grills
Use only approved BBQs in designated outdoor locations; never use them indoors, in garages, or in enclosed spaces. Follow the equipment instructions and required clearances. Keep children and pets away, and never leave a lit grill unattended. Use only the approved fuel; do not add gasoline or other unapproved accelerants. Turn off burners and the fuel supply after use, where applicable. Allow the grill to cool before cleaning or covering it. Do not move grills or change fuel connections without approval. Report damage, malfunction, or suspected gas leaks immediately; stop use and move away from a suspected leak.
16 Fireplaces & wood stoves
Use a fireplace or wood stove only when ZJ Rentals expressly permits it and provides operating instructions. Follow those instructions, including ventilation or damper requirements. Use only approved fuel; never burn trash, treated wood, or unapproved materials. Do not use liquid accelerants. Keep combustibles, children, and pets away, and use provided screens or guards. Never leave an active fire unattended or leave the property while it is burning. Do not adjust gas connections or dismantle equipment. Place only fully cooled ashes in the designated metal ash container, away from combustible materials; never place hot ashes in trash or outdoors on the ground. If instructions or an ash container are unavailable, contact ZJ Rentals before use. Stop use and report smoke entering the room, alarms, or malfunction; evacuate and call 911 for an emergency.
17 Security & access codes
Lock doors and windows when leaving the property. Do not share keys or entry codes with unauthorized people. Do not disable, cover, disconnect, or tamper with smoke alarms, carbon monoxide detectors, or disclosed security equipment. Report lost keys or compromised access codes immediately.
18 Plumbing & drains
Flush toilet paper only. Do not flush wipes, including those labeled flushable, feminine products, paper towels, diapers, or other debris. Do not pour grease, oils, or food scraps into drains. Report slow drains, overflows, or leaks immediately and stop using affected fixtures.
19 Wildlife & outdoor areas
Do not feed, approach, or disturb wildlife. Secure food and trash in designated containers, and keep pets away from wild animals. Respect landscaping, natural areas, and shared outdoor spaces. Do not leave food or waste outdoors where it may attract animals.
Responsibilities & Acknowledgment
20 Restricted areas
Do not enter locked storage rooms, owner closets, maintenance areas, or areas marked private or restricted. Do not open locked cabinets or use owner belongings or equipment that are not expressly provided for occupant use.
21 Responsibility for visitors
The booking guest or tenant must ensure all occupants and visitors receive and follow these rules. The booking guest or tenant is responsible for damage caused by their visitors to the extent provided by the applicable agreement and law. Visitors must follow occupancy limits, parking restrictions, and authorized amenity access.
22 Children & elevated areas
Parents, guardians, and supervising adults must closely supervise children on balconies, decks, stairs, and around equipment, as well as near water. Do not allow climbing on railings or furniture near edges. Keep children away from hot surfaces, moving equipment, and restricted areas.
23 Heating & cooling
Keep doors and windows closed while heating or air conditioning operates. Follow provided thermostat instructions. Maintain heat during freezing weather; do not turn it off or reduce it below the property-specific minimum temperature provided by ZJ Rentals. Report loss of heat or any heating or cooling malfunction immediately.
24 Charging & electrical safety
Do not overload outlets or use unauthorized extension cords or power connections. Electric vehicles may be charged only through an approved EV charging station or other equipment expressly authorized by ZJ Rentals; do not charge them through household outlets. Charge e-bike and scooter batteries only in areas approved by ZJ Rentals, using the correct manufacturer-approved charger. Do not charge damaged batteries or leave charging batteries unattended. Keep charging equipment away from exits, water, and combustible materials. Report overheating, damaged wiring, or electrical concerns immediately.
